How long does a concrete driveway last?
A concrete driveway that was built on a good base can last 30 years or more in this climate. We have no freeze-thaw cycle on the valley floor to wear it down. What shortens its life here is moving soil, roots, poor drainage and loads heavier than it was built for.
Can I pour concrete myself or should I hire someone?
A small pad is a fair weekend project if you have help and have finished concrete before. Anything delivered by truck is another matter. In summer heat here a load can stiffen in well under an hour, and there is no second try. Driveways, large patios and anything stamped are jobs to hire out.
Can I pour a small shed pad with bags from the store?
Yes. A shed pad of about 8 by 10 feet at 4 inches thick takes roughly a cubic yard, which is a lot of bags to mix by hand, so rent a mixer and recruit a helper. Compact a rock base, set straight forms, mix each batch the same and work in the cool of the morning. Check whether your shed size needs a permit.
I poured my own walkway and it cracked and sank. Should I redo it or hire someone?
If it sank, the base was the problem, so a redo has to start with digging out and compacting. If you enjoyed the work and the walk is short, redo it with a proper base and joints every four to five feet. If it was a struggle the first time, a short walkway is an affordable job to hand over.
How do I get oil stains out of concrete?
Soak up fresh oil with cat litter, then scrub with a concrete degreaser and rinse. Old oil stains need a poultice or several rounds of degreaser, and a shadow may remain. Hot sun here bakes oil in quickly, so treat drips early. A sealed driveway cleans up more easily.
Can an old concrete floor be stained?
Yes, an old floor can be stained once glue, paint and sealer are fully removed. Stain is translucent, so cracks, patches and carpet tack holes stay visible. Many people like that worn look in a garage conversion or living room. Always test a small area first.
Does homeowners insurance cover a cracked slab or a failed retaining wall?
Often not. Standard homeowners insurance in California generally excludes earth movement, settling and earthquake, and flood is a separate policy too. Sudden damage from a covered event, such as a vehicle hitting a wall or a burst pipe, may be covered. Read your policy and ask your agent before assuming either way.
A customer tripped on the walk outside my business. Am I liable?
Whether you are liable turns on the facts, and your insurer and an attorney are the people to ask. In general a business that controls a walkway is expected to keep it reasonably safe and fix hazards it knows about. State law also puts sidewalk upkeep on the fronting owner. Report the incident, photograph the spot and repair the hazard. This is general information, not legal advice.
Can sections be replaced while my business stays open?
Yes. We break the work into phases so one entrance and part of the parking stays open at all times. Pours can be set for early morning before opening. New sections need about a week before cars and longer before trucks, which we build into the phasing.
Can you pour a basketball pad or sport court?
Yes. A basketball court needs a flat slab with a very slight fall for drainage, a light broom or smooth-float finish, and joints placed away from the key. We have no published price for sport courts, so each is quoted after a visit. HOAs often have rules on backyard courts and hoops.
Does a concrete fire pit need a permit?
A simple fire pit pad usually does not, but gas lines do, and fire rules apply. Much of the Santa Clarita Valley is mapped as high fire hazard land, and the regional air district calls no-burn days for wood fires. Ask your fire department and HOA what is allowed before choosing wood or gas.
Does the heat make concrete patios too hot to use?
In full sun, dark concrete gets very hot in July and August. Light colors, a textured finish and shade from a cover or trees make the biggest difference. Around pools, a light cool-deck style coating is a common choice.
What does a parking pad or sidewalk cost for a small business?
No published figure was found for commercial parking pads or lots, so a small business job gets no ballpark from us. Truck weights, accessible parking and routes, drainage and any work in the public right-of-way all change the design. We price it after walking the site. The forms were left on and now they are stuck. Is that a problem?
Mostly it is a nuisance. Forms normally come off within a day or two. Wood left for weeks swells, bonds to the edge and can chip it when pried away. Stakes left in the ground are a trip hazard. Ask the contractor to return and strip them. It is part of finishing the job.
